Q: WHERE IS GREENROCKS?

A: GreenRocks is located in the Villa, Glen area, slight left up the hill off the main road to “College Gap”. Five minutes walk to the Villa boardwalk, steps to the Young Island dock.

Q: WHAT IS THE VIEW FROM GREENROCKS?

A: GreenRocks overlooks the town of Calliaqua to the south east view and beyond to Kitchener and Canash beaches as well as the Technical Colleague to the north east

Q: HOW MANY BEDROOMS IN EACH UNIT?

A: Each unit has two full bedrooms and two full bathrooms including a master bathroom / en suite

Q: DO ALL CONDO SUITES INCLUDE A BALCONY?

A: Yes, all units include an attached balcony

Q: What is "lock and leave"?

A:  It is a concept to make it easy for you to come and go from your condo knowing that everything is taken care of while you are away by trusted individuals.

Q: Who maintains my unit when I am not in the country?

A:  All maintenance will be contracted by qualified certified contractors and regular routine inspections will be performed.

Q: WHAT HAPPENS IF SOMETHING GOES WRONG WITHIN MY UNIT?

A: General maintenance is covered within your monthly maintenance fees. If there are repairs required we recommend a qualified contractor and monitor the repairs upon request. Repairs are at a cost to the owner of each unit

Q: ARE THERE AIR CONDITION UNITS PROVIDED?

A: Yes, two air condition units are provided. They will be installed in each bedroom. Maintenance for the AC units is the responsibility of the condo owner however, we will recommend qualified contractors and supervise the repairs upon request.

Q: HOW IS THE HOT WATER HEATED?

A: Each unit will be equipped with an electrical hot water tank.

Q: Can I rent out my unit on a temporary basis (ie. Airbnb)?

A:  Yes, short term rental will be permitted for all units. We ask that all owners and visitors adhere to the rules and regulations of the condominium in accordance to the governed Condo Act. 

Q: What are the additional fees at time of purchase?

A:  There are some additional cost associated with the purchase.  Select the button for details 


Q: If I am not from St. Vincent can I purchase a unit?

A:  Yes, you can obtain an  Alien Land Holding License (ALL):  All foreigners must obtain an Alien Landholding License from the government to be able to buy landed property. The Alien Landholding License is around 4% to 10% of the property value.  Foreigners also pay ECD 2,500 (US$357) annually for holding an Alien Landholding License.

Q: DOES MY LEGAL REPRESENTATION HAVE TO BE IN SAINT VINCENT AND THE GRENADINES?

A:  Yes, you must obtain a lawyer in Saint Vincent and the Grenadines for your purchase. Rates vary from percentage of the purchase price to a fix price. GreenRocks has partnered with a law firm to facilitate this process for you if you wish. Our representative can provide you with additional details.

Q: WHAT IS THE PAYMENT STRUCTURE?

A: $5000.00 EC at suite request, 35% deposit at signing within 30 days. All remaining funds held in escrow prior to the constructions from all buyers.

Q: When will construction start?

A: Construction will start once all 5 units are pre-sold

Q: How long will the property take to be built?

A:  The estimate is 18 months for full construction once weather permits.

Q: Which appliances are included in the sale?

A:  Fridge, stove, dishwasher and washing machine are all included in the sale, Optional appliances are available upon requests for additional charge.

Q: IS THE STOVE PROVIDED ELECTRIC OR GAS?

A: The stove provided will be an electric stove to North American size and standards, There is no propane permitted on the property for safety reasons.

Q: IS THE ELECTRICITY 110 OR 220 VOLTAGE?

A: Each unit will be wired to both 110 and 220 voltage.

Q: WILL THERE BE A BACKUP GENERATOR CONNECTED TO THE PROPERTY?

A:  No, there is no backup generator on the property. Each unit will be provided with a backup battery to choose the connection. There will be a separate backup battery for the entire property’s security system.

Q: If there is a management company, will I have to give them a copy of my keys?

A:  Yes, for the security and safety reason in the event of any emergency the management company will hold possession keys to all units. No unit will be entered without prior advisement from the management company.

Q: Are services such as WiFi always available and included in the condominium maintenance fees?

A:  Yes, services such as WIFI, garbage collection, grounds maintenance, external security cameras, water tax etc… are all included in your monthly maintenance fees

Q: WHAT IS THE PREDICTED MAINTENANCE MONTHLY FEE?

A: Approximately $450 EC/ month *subject to change based on contractual negotiations
